Subsidized Housing in the City of Wausau

The Wausau Community Development Authority (WCDA) owns and operates subsidized rental housing options for low-income individuals and families. This housing provides safe, sanitary, and well-maintained rental units based on household income.

Program Overview and Guidelines

Public housing is designed to support individuals and families with limited income by offering rental units owned and managed by WCDA. Rent is determined based on 30% of the household’s adjusted gross income, ensuring affordability for qualified residents.

Riverview Towers is a smoke-free apartment complex located at 500 Grand Avenue in Wausau. The building features 149 one-bedroom apartments available to income-qualifying individuals and couples who meet program eligibility requirements.

Each apartment includes a bedroom, bathroom, kitchen, and living room.

Security Deposit: $200 or one month’s rent, whichever is greater
Minimum Rent: $50
Rent Amount: Based on 30% of the household’s monthly adjusted income
Utilities: All utilities are included except phone, internet, and cable

Income eligibility is determined by annual limits set by the U.S. Department of Housing & Urban Development (HUD).

Riverview Terrace is a 36-unit smoke-free apartment complex located at 540 E Thomas Street in Wausau. These one-bedroom apartments are available to income-qualifying individuals or couples, with at least one household member who is 62 years of age or older.

Each apartment includes a bedroom, bathroom, kitchen, and living room for comfortable, independent living.

Security Deposit: $300 or one month’s rent, whichever is greater
Minimum Rent: $50
Rent Amount: Based on 30% of the household’s monthly adjusted income
Utilities: All utilities are included except phone, internet, and cable

Income eligibility is based on annual limits set by the U.S. Department of Housing & Urban Development (HUD).

Scattered Sites

The Scattered Sites Program provides affordable housing for income-qualifying families in the City of Wausau. The program includes 46 non-smoking units located in single-family homes, duplexes, and a six-plex scattered throughout the city. Units are available in one, two, three, and four-bedroom layouts.

Rent: Based on 30% of the household’s monthly adjusted income
Security Deposit: $300 or one month’s rent, whichever is greater
Utilities: Tenants are responsible for electric and gas; however, a monthly Utility Allowance is applied to help offset these costs. All other utilities are included.
Amenities: All units have a yard, and a garage

Redevelopment

Transitional Housing Loan Program

The Wausau Community Development Authority (WCDA) provides a loan to assist nonprofit partner organizations in the mission of providing housing options for residents who are homeless or in housing transition. The loan terms are 2%, amortized over 30 years for the construction, acquisition or renovation of housing for this expressed purpose. This loan is a first come, first served basis dependent on funding availability.
